Why gutter replacement costs vary
Replacing gutters is not a fixed-price job, because the total depends on the length of the run, the material, the height of the house and how easy it is to reach. As a result, a small terrace and a large detached house sit at very different points on the scale.
Therefore, no single number is right for everyone. Instead, this post shows the ranges that UK price guides give. We do not fit new guttering as a replacement service, so none of these figures are our prices. They come from third-party guides that we checked in October 2026.
As a result, use them to judge whether a quote looks sensible. Do not treat them as a quote in themselves.
What UK price guides say
UK price guides such as MyJobQuote, Trade2Base and Homebuilding put typical costs in the following ranges (checked October 2026). The guides differ because they count different things, so we show each one on its own terms.
MyJobQuote
MyJobQuote’s guide, last updated on 30 September 2026, gives uPVC supply and fit at £40 to £50 per metre. For a three-bed semi-detached house with 32 metres of guttering, it gives £1,300 to £1,600 in uPVC. For a four-bed detached house with 46 metres, the uPVC range is £1,850 to £2,300.
Trade2Base
Trade2Base’s guide, dated 11 June 2026, gives all-in uPVC figures that include ladder or tower access but leave out fascia work and full scaffolding. These are £400 to £800 for a terraced house, £600 to £1,200 for a semi-detached and £1,000 to £2,000 for a detached house.
Homebuilding
Homebuilding’s guide, last updated on 22 December 2025, gives £1,100 to £1,800 for a three-bed house when mobile towers are used in good weather. With full scaffolding, it gives £2,000 to £3,200 for the same house.
Why the figures differ
These ranges overlap, but they do not match. That is because each guide uses different house sizes, access methods and inclusions. As a result, compare like with like when you read a quote: material, length, access and extras.
Material makes a difference
Although uPVC is the lowest-priced material in MyJobQuote’s table, it is not the only choice. Price guides show how much the material matters.
MyJobQuote puts a three-bed semi in cast iron at £1,600 to £2,300, against £1,300 to £1,600 in uPVC. In contrast, Homebuilding says cast iron typically costs about four times as much as the same style in uPVC. Those two guides do not agree on the gap, which shows why a written quote matters.
In addition, other metals cost more again. MyJobQuote lists aluminium at £55 to £78 per metre and copper at £65 to £95 per metre, supplied and fitted.
Access and scaffolding
First, access can change the total more than the gutters themselves. In particular, Trade2Base puts full scaffolding for a typical two-storey home at £600 to £1,500. MyJobQuote gives about £500 for one wall and about £1,000 for a full house.
Homebuilding’s figures show the effect clearly. For instance, the same three-bed house costs £1,100 to £1,800 with mobile towers, and £2,000 to £3,200 with full scaffolding. Therefore, ask any fitter which access method the quote assumes.
Reading the figures for a typical semi
For example, take a three-bed semi-detached house in uPVC. Trade2Base gives £600 to £1,200 with ladder or tower access. MyJobQuote gives £1,300 to £1,600 for 32 metres. Homebuilding gives £1,100 to £1,800 with mobile towers.
Put together, these guides therefore suggest a wide range. Trade2Base leaves full scaffolding out of its figures, and Homebuilding shows a higher total for the same house with scaffolding. So, treat the low end as a best case with easy access.
Signs of a quote worth questioning
A good quote is easy to read. However, be careful with one that gives only a single figure and no detail. It should name the material, the length of gutter and the access method.
Also, be careful if a quote leaves out removal of the old gutters or the scaffolding. Those can add a lot. If something is unclear, ask for it in writing before you agree.
Extras to ask about
Because quotes can leave things out, ask whether the price includes each of the following:
- Removal and disposal of the old guttering. MyJobQuote says removal can be charged separately at £150 to £250.
- New downpipes. Trade2Base lists uPVC downpipes at £40 to £90 each, supplied and fitted.
- Fascia and soffit work. Trade2Base gives £40 to £70 per metre for uPVC, supplied and fitted.
Fascia boards matter because new gutters are fixed to them. Therefore, if the board is soft, it needs attention first. Our fascia and soffit cleaning service cleans the boards, which makes their condition easier to judge, but it does not replace them.
Could a repair do instead?
Replacement is the right answer for some gutters, but not for all of them. For example, a single leaking joint or a loose bracket is often a smaller job. Our guide to repairing guttering without replacing it explains the common fixes. Our gutter repair service covers joints, brackets and sagging runs.
Also, check that sealant is the right fix before you spend more. Our gutter sealant guide explains what sealant can and cannot do.
However, many gutters that look failed are only blocked. Read why gutters overflow and how often to clean your gutters first. In addition, our autumn gutter cleaning guide shows how a seasonal clean helps.
If you plan to keep your gutters, think about guards only after checking the cost and the upkeep. Our post on whether gutter guards are worth it can help.
How to compare quotes
First, get at least two written quotes. Check that each one names the material, the length, the access method and the extras above. Then compare the totals on that basis, not just the bottom line.
If you are unsure whether the gutters need replacing, a clean can help. Debris can hide cracks and splits, so once the channel is clear, you can see what you really have.
